We have plenty of moments and events honoring veterans across America and here in Florida, but there are times when it’s easy to call into question our commitment to those who have served our country. After all, even with recent progress, the U.S. Department of Housing and Urban Development still reported over 37,000 homeless veterans in 2020.
We are committed to helping veterans truly “come home” and want to help connect you to those programs.
Salute Our Soldiers (SOS) Military Loan Program
This recently-implemented program aims to help both active-duty military personnel and veterans find a loan that fits their financial situation and gets them into a home. There are income and other limits to consider, but this is a great tool to help you tackle the costs that come with home buying in Florida.
The program will consider all the factors of your specific situation to place you with one of the nearly 300 lenders who have signed on to the program. Other features of the program include:
- Down payment assistance
- Low-interest loans
- Loan or down payment forgiveness
- No documentary stamp taxes
- No intangible taxes on notes and mortgages
- Veteran exemption from first-time homebuyer requirements
Property Tax Exemption
The state of Florida offers property tax exemptions to veterans who are honorably discharged and have “a service-connected, permanent and total disability.” This exemption applies to the tax year in which the veteran owns the property on January 1st and files for an exemption. This program also applies to spouses of veterans who died from service-connected causes.
Veterans who have other than “total disability” may not be eligible for the full tax exemption but may still qualify for lowered tax liabilities or a tax credit to offset some of the property tax costs.
Veterans Affairs Homeless Program
This is a national program, but we want to make sure you understand it’s available to you. The VA has a national hotline to help veterans who are experiencing homelessness. They have established a National Call Center for Homeless Veterans which can be reached by calling 877-424-3838 at any time of the day.
